Because we are the lender, we set our own terms. Whether you have excellent credit, no credit, or past financial difficulties, you are welcome to buy land through us on equal terms. All we need is your name, contact info, and your commitment to the payment plan you choose.
The monthly note fee is a small flat fee added to each monthly payment. It covers the ongoing cost of managing your account, tracking payments, and maintaining the agreement. It ranges from $7 to $10 per month and is always clearly disclosed on the listing page before you reserve.
We offer a 30-day satisfaction period on owner-financed purchases. If within 30 days of signing your agreement you decide the property is not right for you, contact us and we will work with you on a resolution. Specific terms are outlined in your purchase agreement. We want you to feel confident in your purchase, not pressured into it.
If you are having trouble making a payment, reach out to us as early as possible. We are a small operation and will always try to work something out. Our land contracts include standard default provisions that are spelled out in your agreement, but our preference is always to find a solution together. Please do not stay silent, just contact us.
