Financing and Payment

Owner financing means we act as the lender. You never deal with a bank, mortgage company, or third-party lender. Here is how it works:

  • You pay a small down payment to reserve the property and start the agreement.
  • We send you a land contract to sign electronically.
  • You make fixed monthly payments directly to us for the agreed term, usually 21 to 78 months depending on the property.
  • Once your final payment is made, we prepare and record the deed in your name with the county. The land is fully and legally yours.

No credit check, no loan approval process, no bank involvement at any stage.

The documentation fee is a one-time charge at the start of the transaction. It covers the cost of preparing your land agreement, conducting title research, and coordinating the deed preparation and county recording.

It is paid alongside your down payment when you reserve a property. The exact amount is clearly listed on each property page before you commit. No fees are added later.

No. We do not run credit checks of any kind. We do not pull your credit report, verify your income, or ask for bank statements.

Because we are the lender, we set our own terms. Whether you have excellent credit, no credit, or past financial difficulties, you are welcome to buy land through us on equal terms. All we need is your name, contact info, and your commitment to the payment plan you choose.

The monthly note fee is a small flat fee added to each monthly payment. It covers the ongoing cost of managing your account, tracking payments, and maintaining the agreement. It ranges from $7 to $10 per month and is always clearly disclosed on the listing page before you reserve.

We offer a 30-day satisfaction period on owner-financed purchases. If within 30 days of signing your agreement you decide the property is not right for you, contact us and we will work with you on a resolution. Specific terms are outlined in your purchase agreement. We want you to feel confident in your purchase, not pressured into it.

If you are having trouble making a payment, reach out to us as early as possible. We are a small operation and will always try to work something out. Our land contracts include standard default provisions that are spelled out in your agreement, but our preference is always to find a solution together. Please do not stay silent, just contact us.

Reserving a Property

It is a simple process, done entirely online:

  • Find a property you like on our listings page.
  • Click the "Reserve Now" button and choose cash or owner financing.
  • Fill in your name, email, and phone number.
  • We will contact you within 24 hours to confirm and walk you through payment of the down payment and documentation fee.

  • Within 24 hours: We contact you to confirm your reservation and send payment instructions.
  • After payment is confirmed: The property is pulled from the market. No one else can reserve it.
  • Within 1 to 3 business days: We send your purchase contract to your email for electronic signature.
  • Once signed: Your monthly payment plan begins, or we proceed to deed preparation if you paid cash.
  • At full payment: We prepare the deed, record it with the county, and send you a copy. The land is yours.
About the Properties

The vast majority of our properties have no HOA and no HOA fees. This is one of the things buyers appreciate most about rural vacant land.

If any HOA or Property Owners Association fee exists on a listing, it will be clearly noted on the property page. If it is not mentioned, there is none. Still unsure? Contact us before you buy and we will confirm.

Yes, and we encourage it if you can. All our properties are accessible parcels on publicly accessible land. You can visit at any time without an appointment.

Each listing includes GPS coordinates you can plug into Google Maps or any navigation app. We also provide satellite imagery and, where available, a YouTube walkthrough video. If you visit and have questions about what you see, give us a call.

Our current inventory covers Texas, Arkansas, Arizona, and New Mexico. We are actively acquiring land in additional states and expect our inventory to grow.

If you have a preference for a specific state, contact us or subscribe to our alerts and we will notify you when matching listings become available.

You receive a deed to the land parcel itself, as described in the listing. Unless stated otherwise, the sale does not include any structures, vehicles, or equipment.

All information about utilities, road access, and zoning is provided in the listing for your due diligence. We encourage you to verify any details that are important to your plans with the relevant county or utility provider before purchasing.
